A mini split head moves a lot of room air across a small, tightly packed coil. The filters catch what they can, and the rest builds up on the coil and in the drain pan. That build-up is behind most of the smells, drips and weak airflow people call about.
Some of the upkeep is yours: rinsing the filters takes a few minutes a month. The coil, the blower wheel, the drain pan and the refrigerant charge are a technician's job, roughly every one to two years for most homes.
Why people call us for mini split maintenance
- Musty smell from the head
- Reduced airflow
- Bills creeping up
- Warranty requires service

A full check, priced before we book
- Head and blower wheel cleaning
- Filter cleaning
- Drain line flush
- Refrigerant charge check
How a mini split maintenance visit goes
Filters are washed and the indoor coil and blower wheel are cleaned, which is where smells and weak airflow start. The drain pan and the drain line are cleared and the slope to the outside is checked.
Outside, the coil is cleaned and the electrical connections, the capacitor and the refrigerant charge are checked against the manufacturer's numbers.
You hear what was found. If a part is drifting, you get a written price and you decide. A cleaning visit is not the $69 diagnostic; call and you will hear the price before you book.
We repair, maintain and install these brands. Logos identify the equipment we work on and do not imply endorsement by the manufacturer.
Before you call
Monthly: rinse the filters
They slide out from under the front cover. Rinse, let them dry fully and put them back. Monthly during the cooling season is the rhythm; a head that runs all day needs it more often. Read more
Every one to two years: the deep clean
The indoor coil and blower wheel collect what the filters miss, and that build-up is where smells and weak airflow start. Sooner if you are near a freeway, have pets or just came through a smoke season. Read more
Keep the drain flowing
The pan under the coil and the small hose to the outside are cleared on every visit, and the slope is checked. A blocked drain is the usual reason a head starts dripping. Read more
Outside: clear and clean
Keep leaves and debris away from the outdoor unit and let the coil get cleaned on the visit. It sheds every bit of heat the heads pull out of the rooms, and a coated coil makes the whole system work harder.
A musty smell is the coil, not the filter
Gray fuzz on the fins or the blower wheel is what smells on start-up, and a filter rinse does not reach it. That is the deep clean, and it is the reason the visit exists. Read more
Common questions
Monthly during the cooling season. They slide out from under the front cover. Rinse, let them dry fully, and put them back.
Usually build-up on the indoor coil and the blower wheel, where it stays damp. It shows as a gray fuzz on the fins. Washing the filters helps but does not reach it. Cleaning the coil, the wheel and the pan is what clears it. Read more
Condensate is not draining: a blocked drain line, a tilted head or a coil that froze over a dirty filter. Clearing the drain is part of a maintenance visit. Read more
A professional coil and blower cleaning roughly every one to two years suits most homes, sooner if you are near a freeway, have pets, or just came through a smoke season. Filters are monthly and they are yours. Read more
No. The $69 diagnostic is for a system with something wrong, and it is credited toward the work if you go ahead. Maintenance is a scheduled visit. You hear the price before you book.
Yes. We are open seven days, 6am to 10pm.
If it heats the room through winter as well as cooling it, it runs year-round, so two visits make sense. A head that mostly cools is fine with one visit a year plus your monthly filter rinse. Read more
