Coil cleaning

Dirty coils cost efficiency. Cleaning restores it.

Your air conditioner has two coils, and both only work when air can move through them and heat can move across them. A layer of dust does to a coil what a blanket does to you: it insulates.

The system runs longer to do the same job, the bill goes up, and the compressor works against pressures it was not built for. Dry dusty air, wind and smoke seasons load coils faster than the schedule in the owner's manual assumes.

The evaporator coil sits inside, in the air handler or on top of the furnace. House air blows across it, gives up its heat and moisture, and comes out cool. The condenser coil sits outside and sheds that heat.

How a coil cleaning goes

Both coils get looked at: the outdoor condenser coil and the indoor evaporator coil, plus the drain pan under it. Power goes off at the disconnect before any water or cleaner goes near the unit.

The coil is cleaned the way its manufacturer says. Some specify a gentle rinse from outside, others cleaning from the inside out. Never a pressure washer, which folds the fins flat.

Temperature split and pressures are checked afterwards, which shows what the dirt was costing. A coil cleaning is scheduled work, not the $69 diagnostic; you hear the price before you book. Our labor carries a one-year warranty.

  • Dust works like a blanket

    A coated coil cannot move heat, and the pressure inside the system climbs with it. On a very hot day that is what trips the breaker. Read more

  • Follow the manufacturer, not the internet

    Some allow a gentle rinse from the outside with the power off at the disconnect; others want the coil cleaned from the inside out by a technician. A pressure washer folds the fins flat. Read more

  • The indoor coil and the drain go together

    A dirty indoor coil can freeze over and then leak water when it thaws. It sits behind a panel and is not a homeowner job. A filter that fits its slot is what keeps it clean between visits. Read more

  • Power off at the disconnect

    The disconnect box next to the outdoor unit is where the power actually gets cut; the thermostat only stops the call. Nothing wet goes near the unit before that, whether it is our visit or a rinse you do yourself. Read more
